RULES & REGULATIONS


  • NO LOUD NOISE BEFORE 7:00AM AND AFTER 7:00PM
  • TENANT MUST PROVIDE LIABILITY INSURANCE WITH 3157 PERKINS DRIVE, LLC AS ADDITIONALLY INSURED.
  • DAMAGE TO FENCING SHALL BE REPORTED TO MANAGER. DAMAGE TO FENCING WILL BE ASSESSED TO TENANT
  • NO SMOKING, DRUGS, OR ALCOHOL ARE ALLOWED ON SITE
  • DO NOT BLOCK ACCESS TO OTHER TENANTS YARDS
  • DO NOT LEAN ITEMS ON FENCING
  • THERE SHALL BE NO STORAGE OF TRASH OR DEBRIS IN YARDS
  • NO STORAGE OF HAZARDOUS WASTE AT THE FACILITY
  • THERE SHALL BE NO HABITATION (HUMAN OR ANIMAL) ON SITE
  • MANAGER MAY ASSESS AN ELECTRICAL USAGE FEE TO YARDS THAT UTILIZE ELECTRIC
  • MANAGER RESERVES THE RIGHT TO REJECT ANY VEHICLE/TENANT HE DEEMS UNACCEPTABLE FOR THE FACILITY
  • ALL ACTIVITIES ON SITE ARE RECORDED. THERE IS NO EXPECTATION OF PRIVACY ON THE SITE. RECORDINGS REMAIN THE PROPERTY OF OPERATOR AND MY BE DISTRIBUTED/PUBLISHED/DESTROYED AT MANAGERS DISCRETION. 
  • IT IS GROUNDS FOR IMMEDIATE EXPULSION FROM THE FACILITY IF A TENANT IS FOUND TO HAVE ENTERED OR REMOVED PROPERTY FROM THE SITE OF ANOTHER TENANT. SUCH EXPULSION SHALL INCLUDE FORFEITURE OF ANY SECURITY DEPOSITS HELD BY OPERATOR AND ANY OTHER RECOURSE AVAILABLE BY LAW
  • NO ANIMALS ARE ALLOWED ON THE PREMISES
  • TENANTS BELONGINGS LEFT OUTSIDE THEIR UNIT WILL BE IMMEDIATELY DISPOSED OF AT TENANTS EXPENSE.
  • NO OTHER SHIPPING CONTAINERS, SHEDS OR BUILDINGS CAN BE PLACED ON THE PROPERTY
  • ALL ARTICLES STORED BY A RENTAL AGREEMENT, AND CHARGES NOT HAVING BEEN PAID FOR THIRTY DAYS, WILL BE SOLD OR OTHERWISE DISPOSED OF TO PAY CHARGES.
  • TENANT MUST PROVIDE A 30 DAY NOTICE TO MANAGER PRIOR TO MOVE OUT

  • LATE FEE: AT 5 DAYS PAST DUE 20% OF RENTAL RATE
  • PRE LIEN/LOCKOUT/OVERLOCK FEE: AT 10 DAYS PAST DUE $25 PER UNIT
  • FINAL CERTIFIED LIEN NOTICE: AT 31 DAYS $50
  • LOCK-CUT: AT 46 DAYS PAST DUE OR AS REQUIRED $50
  • ADVERTISING FEE: AT 46 DAYS PAST DUE $100 
  • AUCTION FEE: AT 46 DAYS PAST DUE $100
  • AUCTION CANCELLATION FEE: $25
  • ADMINISTRATIVE FEE: (PER LETTER SENT) $12
  • RETURNED CHECK/ACH FEE: $35
  • FENCE DAMAGE REPAIR: $75/HOUR PLUS MATERIALS
  • PROPERTY DAMAGE REPAIR: $75/HOUR PLUS MATERIALS
  • CLEAN OUT FEE: $75/HOUR PLUS EXPENSES
  • DISPOSAL OF TENANT PROPERTY: $75/HOUR PLUS EXPENSES
  • LEASE VIOLATION CHARGE: $75 PER OCCURRENCE
  • ELECTRICITY: WILL BE ASSESSED ON PRORATED BASIS $TBD (MINIMUM $5/MONTH)
  • WATER: WILL BE ASSESSED ON PRORATED BASIS $TBD
  • TRASH: WILL BE ASSESSED ON PRORATED BASIS $TBD
  • SECURITY CAMERA FOOTAGE: $75/HOUR
  • DAILY CONTRACT DEFAULT CHARGE: $10/DAILY

YARD STANDARDS

  • KEEP YARDS NEAT & ORGANIZED
  • NO STORAGE OF USED OR WASTE TIRES
  • NO STORAGE OF MATTRESSES
  • VEHICLES, TRAILERS, BOATS & RV'S MUST BE PROPERLY REGISTERED, ROAD WORTHY/OPERABLE ON STREETS & HIGHWAYS AND CANNOT BE STORED ON JACKS, BLOCKS, CHAIN OR OTHER SUPPORTS.
  • UNITS MAY NOT HANG TARPS OR COVERINGS
  • WE HAVE A HEIGHT STANDARD OF 8' (THIS DOES NOT INCLUDED MOTORHOMES OR TRAILERS). DO NOT STORE WOOD, POLES OR METAL VERTICALLY TALLER THAN 8'
  • DO NOT LET OIL SOAK INTO GROUND, PUT DOWN WOOD OR PLASTIC TO CONTAIN OIL. DISPOSE OF OIL PROPERLY
  • NO STORAGE OF RUBBISH, TRASH, GARBAGE OR DEBRIS
  • TENANTS MUST KEEP YARDS WEED FREE
  • DO NOT STORE ITEMS IN THE CONCRETE V PAN AS IT IS BLOCKING THE WATER FROM DRAINING PROPERLY (YARDS 1, 2, 3, 4, 5, 6, 7)
  • ALL ITEMS STORED IN YOUR YARD MUST BE OUTDOOR ITEMS. DO NOT STORE INDOOR ITEMS OUTSIDE IN YOUR YARD I.E. FURNITURE, MATTRESSES, LAMPS, APPLIANCES. 
  • UTILIZE SHELVING AND CONTAINERS TO STORE YOUR ITEMS
  • NO STORAGE OF GREY OR BLACK WATER TANKS
  • DO NOT DRILL INTO CONTAINERS
  • NO OTHER SHIPPING CONTAINERS, SHEDS OR BUILDINGS CAN BE PLACED OR BUILT ON THE PROPERTY
